TriPost Capital Partners is investing approximately $66.5 million in Trilogy Investment Company, giving the residential developer a programmatic pool of capital to fund its next phase of growth across the Sun Belt.
The New York-based real estate private equity firm announced the strategic capital investment, which combines operating company growth capital, balance sheet funding, a programmatic commitment for future Trilogy projects, and the recapitalization of select existing Trilogy investments. Trilogy plans to use the fresh capital to expand operations, pursue new development opportunities across the Sun Belt, and deploy money more efficiently across its growing residential portfolio.
What does the deal actually change for Trilogy?
The key structural piece is TriPost's commitment to invest alongside Trilogy at the general partner (GP) level. That means Trilogy no longer has to raise equity deal by deal for approved projects. Instead, it gets a more consistent source of capital, with provisions for potential extensions in additional tranches. For a builder with roughly 12,000 units in its development pipeline, that certainty matters more than the headline number.
And the platform behind that number is substantial. Trilogy reports preliminary assets under management of approximately $800 million, more than 3,290 lots and homes owned or under construction, and more than 2,000 homes scheduled to begin construction in 2027 and 2028.
What the executives said
"Securing the trust and support of an institutional investor like TriPost represents an important milestone in Trilogy's growth and evolution," said Jason Joseph, CEO and Managing Partner of Trilogy Investment Company. "This partnership will allow us to move more efficiently, pursue opportunities with greater certainty, and continue expanding our platform across high-growth Sun Belt and Midwest markets."
TriPost, founded in 2014 by Brad Carroll and Todd Silverman, has focused on long-term capital solutions for real estate owners and operators across housing, logistics, healthcare, and other select asset classes. Its platform funds have secured more than $1 billion in aggregate capital commitments since inception — meaning the $66.5 million Trilogy commitment is a meaningful but not outsized slice of its deployment capacity.
"Residential housing and build-to-rent are sectors where we see long-term opportunity, and we've followed Trilogy's growth closely since first meeting Jason and his team three years ago," said Brad Carroll, Co-Founder and Managing Partner of TriPost Capital Partners. "Our approach is to partner with established operators that have strong fundamentals and the potential to scale. Trilogy has built an impressive platform, and we look forward to supporting the team as they enter their next phase of growth."
A growing build-to-rent machine
Trilogy has been busy in 2026. The firm is advancing more than eight build-to-rent communities representing approximately 1,025 homes across high-growth Sun Belt markets. It also closed its largest transaction to date: a joint venture for Solomon Farms, a 219-acre master-planned development in Statesboro, Georgia, with more than 1,200 planned residential units spanning build-to-rent, single-family, multifamily, and student housing.
The growth has drawn national attention. Trilogy landed at No. 504 on the Inc. 5000 list of America's fastest-growing private companies and earned recognition as an Atlanta Business Chronicle Pacesetter. Joseph was named a Developer of the Year in Connect CRE's 2026 ApartmentBuildings.com 100 awards.
The broader read
For practitioners watching capital flows into residential, the takeaway is straightforward: institutional money is still backing established build-to-rent operators with scale, but it's doing so through platform-level structures rather than one-off deals. TriPost has now partnered with more than 16 operating platforms across multiple asset classes and most major U.S. markets. Expect Trilogy's 2027–2028 construction wave — those 2,000-plus homes — to be the first real test of whether the programmatic capital model speeds up delivery.
