Jeff Bezos sold his Hunts Point mansion for $63 million in spring 2025 — the most expensive home sale ever recorded in Washington State, according to King County property records and the Puget Sound Business Journal. The exit closed roughly 18 months after the Amazon founder relocated to Miami, and about two years before Washington starts collecting a 9.9% income tax from its highest earners.
Bezos bought the 9,420-square-foot waterfront property in 2019 for $37.5 million, the same year he and MacKenzie Scott divorced. The resale price works out to a $25.5 million gain — roughly 68% over six years of ownership.
Why the timing matters
In March, Washington Gov. Bob Ferguson signed a law adding a 9.9% levy on household income above $1 million. It reaches about 30,000 taxpayers and marks Washington's first income tax in more than 90 years. Collections begin in 2028, with the first payments due in April 2029.
The new levy stacks on top of Washington's capital gains tax, which the state Supreme Court upheld in 2023 and which now runs as high as 9.9%. Observers have long speculated that the capital gains tax pushed Bezos toward Florida, which levies no state income tax. With a net worth of $365 billion — second only to Elon Musk on the Bloomberg Billionaires Index — Bezos sits squarely in the bracket both taxes target.
What does this change for high earners weighing a move? Florida just got a clearer pitch. John Pantekidis, managing partner and general counsel at TwinFocus, which manages over $7 billion for ultrahigh-net-worth families, previously told Fortune that Florida makes it "very cost effective for folks like Jeff to live down there. It's ideal, it's nirvana."
The tax isn't settled yet
Washington's millionaire tax faces three live threats:
- Initiative 645, on the Nov. 3 ballot, would repeal the tax and explicitly ban income taxes in the state.
- A separate lawsuit arguing the tax is unconstitutional remains pending.
- The state Supreme Court deadlocked 4–4 over a ballot statement warning that repeal would mean cuts to education and health care, so that language will appear before voters.
The properties involved
The Hunts Point mansion sits on 3.27 acres in King County, about seven miles from Amazon's downtown Seattle headquarters. It has three bedrooms, four bathrooms, an elevator, a walk-in closet, a secondary kitchen, a rooftop terrace, and a glass walkway connecting to a two-story guesthouse. The mansion stretches more than 300 feet along Lake Washington's waterfront. Previous owner Barney A. Ebsworth, the late art collector and luxury travel executive, was also an early investor in Build-A-Bear.
The setting itself signals the market: average home prices in Hunts Point exceed $8 million, according to Zillow, and Seattle now ranks among the priciest housing markets in the country.
Bezos now lives with his wife, Lauren Sánchez Bezos, in a three-home compound on Indian Creek, the Miami-area island nicknamed the Billionaire Bunker. He has spent $237 million assembling the property, including a $90 million purchase in 2024 — a six-bedroom, nine-bathroom mansion spanning more than 12,000 square feet. Only about 40 homes sit on the island, according to Robb Report, and neighbors have included Tom Brady, Ivanka Trump, and Jared Kushner. The Light Group, a Florida-based luxury real estate firm, calls it "one of the wealthiest, private, most secure communities in Miami Beach, and the world."
What Bezos said about leaving
Seattle had been home since Bezos founded Amazon there in 1994. He said the move was about family. "My parents have always been my biggest supporters," he posted on Instagram, noting that his aerospace company, Blue Origin, is increasingly shifting operations to Cape Canaveral.
"I've lived in Seattle longer than I've lived anywhere else and have so many amazing memories here," Bezos said. "Seattle, you will always have a piece of my heart."
If Washington voters keep the tax in November, expect the Bezos playbook — cash out, relocate, shelter gains — to become a template for other billionaires watching their tax bills.
