Integra Investments has $250 million ready to deploy into apartment communities across Florida and the Southeast after closing its opportunity fund above target, the company announced.

The Miami-based real estate investment and development firm closed the Integra Multifamily Opportunity Fund LP in partnership with anchor investor Linkvest Capital. The fund will buy rental properties and lift their value through upgrades, improved operations and other improvements, according to the company.

The raise doubled Integra's original goal. A Securities and Exchange Commission filing submitted by Integra on Sept. 10 shows the fund's target was $125 million.

Integra, led by Paulo de Tavares Melo, Victor Ballestas, Nelson Stabile and Cory Yeffet, framed the strategy as a response to market conditions: elevated construction costs and declining multifamily development starts. Fewer new projects mean existing rental communities become more attractive acquisition targets.

The firm has a track record to point to. Integra recorded the largest multifamily sale and the second-largest commercial real estate deal in Miami-Dade County during the first half of this year, according to a Miami-Dade CRE report by Dwntwn Realty Advisors. The firm sold the 380-unit Biscayne Shores complex at 11295 Biscayne Boulevard in North Miami to RPM Living, in a joint venture with Cantor Fitzgerald Asset Management, for $151.4 million.

The broader market supports the bet. Multifamily led Miami-Dade's second-quarter transaction volume at $569.9 million, accounting for 33 percent of the quarter's $1.75 billion in commercial sales and up 58 percent from the second quarter of last year, according to the report. The sector logged 57 sales during the quarter, with 1,621 units traded.

Integra is also advancing its development pipeline in Broward County. Fort Lauderdale city commissioners unanimously approved an amended permit for the firm's 14-story Sereno development, raising the number of condos from 76 to 88 and adding 113 hotel rooms plus 1,800 square feet of commercial space. The plan marks the third version of the mixed-use project since its initial approval four years ago.

The firm's multifamily division has acquired more than 2,600 units and developed more than 3,600 residences, according to the company. Founded in 2006, Integra manages more than $4.2 billion in assets across all property types, with a focus on residential, office, mixed-use, land and marinas.

Linkvest Capital, the fund's anchor investor, provides short-term commercial real estate loans, takes equity stakes in mixed-use developments, and acquires and manages commercial, industrial and triple-net assets in Florida and the Southeast. The firm has invested and managed more than $1.5 billion across alternative real estate investments and more than 1,000 deals.

With $250 million committed and acquisition targets concentrated in high-growth, high-barrier-to-entry markets, Integra is positioned to buy rental assets at a moment when shrinking development pipelines are curbing future supply.
